The 32 acres (MOL) in Levy County on the North bank of the river:

  • C-1 commercial zoning 300 feet deep for the portion of the land that fronts Route 40.  The property is approximately 900 feet wide from East to West.

  • The remaining land, including that which fronts the river, is zoned R-5 residential, one unit per 5 acres (approximately 900 feet of river frontage.) 

The 73 acres MOL in Citrus County on the South bank of the Withlacoochee River:

  • All is zoned CLR (Coastal Lakes and Rivers) residential and includes a grandfathered subdivision of 50+ lots which is presently undeveloped.  There is approximately 1,600 feet of river frontage.  Ten acres (included in the 73 acres) is located on the South side of W. River Road.
